Is LeaseHomez a broker or a listing platform?
No. LeaseHomez Corporate Housing is not a broker or listing portal. We take residential properties from owners for a fixed term and manage them under a structured company lease model — handling marketing, occupant sourcing, documentation, association coordination, move-in, move-out, and day-to-day occupancy management throughout the agreement period. A broker exits after commission. We remain responsible and accountable for the full term.
What is the standard lease term and how does escalation work?
The standard lease term is 38 months (fixed). The lock-in is 38 months for the owner. Rent escalates automatically by 5% on the prevailing monthly rent after every 11 months — as written in the agreement from day one, with no renegotiation required. For example, if starting rent is ₹30,000: Month 1–11 = ₹30,000 → Month 12–22 = ₹31,500 → Month 23–33 = ₹33,075 → Month 34–38 = ₹34,729. Longer terms may be considered on a case-to-case basis by LeaseHomez.
When does rent start — do I wait for a tenant to move in?
No. Monthly rent starts as prepaid rent from the date the Lease Agreement is signed and keys are handed over to LeaseHomez. You do not wait for an occupant to move in. LeaseHomez bears the occupancy risk — not you. Rent is paid by bank transfer (NEFT / IMPS) on or before the 5th of every calendar month as per the signed agreement.
When is the security deposit paid to me?
The security deposit is not payable at the time of offer acceptance or agreement signing unless expressly agreed in writing. The security deposit is paid to the owner only after LeaseHomez inducts an occupant into the property. The token amount already paid at offer acceptance will be adjusted against the security deposit. The deposit is refundable and interest-free as per the final Lease Agreement.
What is the token amount and what happens after I receive it?
Once the owner confirms acceptance of the commercial offer, LeaseHomez pays a token amount to confirm mutual commitment to proceed. After receiving the token, the owner must keep the property exclusively reserved for LeaseHomez — the owner shall not market, advertise, show, negotiate, or accept any token or advance from any other party during this period. If the owner fails to provide documents, co-owner consent, clean handover, or property readiness within the agreed time, LeaseHomez may cancel onboarding and seek refund of the token. Final documentation is completed within 15 days of token payment.
What is the Limited Operational Authorization and why is it required?
The Limited Operational Authorization — also referred to legally as a General Power of Attorney (GPA) — is executed at the final documentation stage. It authorises LeaseHomez to handle — on the owner's behalf — apartment association paperwork, MyGate / ApnaComplex / NoBrokerHood app access, security desk communication, move-in approvals, key handling, and occupancy documentation. This is a limited, operational authorization specifically for property management purposes and does not transfer ownership or financial control. It allows LeaseHomez to manage the property professionally without requiring the owner at every step — especially important for NRI and outstation owners who cannot attend in person.
Will I need to deal with occupants directly?
No. During the agreement period, the owner shall not directly contact, negotiate with, collect money from, issue instructions to, disturb, or independently deal with any occupant placed by LeaseHomez. All communication must be routed through LeaseHomez only. LeaseHomez remains the single point of contact for all routine occupancy matters throughout the agreement term.
Who will be staying in my property?
LeaseHomez manages occupancy through its own documentation and screening process. Suitable family occupants, working families, and approved corporate relocation profiles may be onboarded, subject to apartment association rules, agreement terms, and applicable law. Owners are not required to screen, approve, or coordinate with individual occupants. The owner's relationship remains with LeaseHomez throughout the term.
What if there is a vacancy between occupants?
This is a key advantage of the LeaseHomez model. Rent is paid to you as prepaid rent from the date of signing and handover — regardless of whether an occupant has moved in or whether there is a vacancy between occupants. LeaseHomez bears the occupancy and vacancy risk during the agreement period, not the owner.
Is the rent below market rate?
The program rent is agreed after property evaluation and may in some cases be slightly below peak market rate — because the arrangement provides long-term stability, zero brokerage, no vacancy gaps, no owner involvement, and 5% annual escalation built in. For most owners, the net annual return under this model compares favourably to independent renting once vacancy months, broker commissions, repainting costs, and repair disputes are factored in.
Who handles maintenance and utility costs?
LeaseHomez coordinates routine maintenance during the agreement period. However, structural repairs, seepage, plumbing inside walls, electrical main lines, building defects, appliance replacement, property tax, old dues, and owner-side capital repairs remain the owner's responsibility unless expressly agreed otherwise in writing. Utility bills (electricity, water, internet, gas) during occupancy are borne by occupants. Apartment maintenance charges are handled as per the agreed structure in the Lease Agreement.
Can I sell my property during the agreement period?
Yes, subject to the terms of the signed Lease Agreement. If the owner proposes to sell, transfer, mortgage, or legally affect the property during the lease term, LeaseHomez must be informed in advance. The lease continues with the new owner — LeaseHomez's rights under the agreement remain protected until the agreed term ends. The sale does not automatically terminate or override the lease arrangement.
Is this suitable for NRI and outstation owners?
Yes — the model is especially designed for NRI and outstation owners. Rent is paid by bank transfer (NEFT / IMPS). LeaseHomez handles local inspection, occupant management, association communication, and maintenance coordination. The Limited Operational Authorization allows us to manage all operational steps without requiring the owner's physical presence in India. NRI documentation is handled as per applicable rules.
What must the owner do before handover?
Before lease commencement, the owner must: provide clear ownership documents and ID proof; obtain co-owner consent if applicable; clear all old electricity, maintenance, society, and property tax dues; disclose any legal dispute, loan, association restriction, or pending complaint affecting the property; hand over the property fully painted, professionally deep-cleaned, and with all agreed repairs completed; provide all keys, access cards, parking details, and association contacts; and not create any obstruction to LeaseHomez's peaceful use and management during the agreement term.
What happens at the end of the 38-month agreement?
At the end of the term, a formal move-out inspection is conducted against the documented move-in condition report. The property is returned as per the agreed handover condition, subject to fair wear and tear and the terms of the Lease Agreement. The owner can then choose to renew with LeaseHomez, rent independently, or explore other options. The exit process is handled as per the notice period and terms defined in the signed agreement.
